New construction inspection in Miami

New doesn’t mean finished. We inspect your new home at every stage, during the build and before closing, and give you a photo punch list to hand the builder.

Why inspect a brand-new home

Builders work fast and with many subcontractors, and the city’s inspections check code minimums, not finish quality. An independent new construction inspection in Miami looks at the house the way an owner will live in it: does every outlet work, does the AC drain, do the doors close, did the roofer finish the flashing?

Inspections at every stage of the build

We handle all types of pre- and post-construction inspections, so you can bring us in once or at each milestone:

  • Phase inspections during construction, including pre-drywall, while framing, wiring and plumbing are still visible
  • Final inspection before your walkthrough and closing
  • Post-construction and 11-month warranty-period inspections, so issues get reported while the builder warranty still covers them

What we look for

  • Roof, flashing and attic: insulation, ducts, straps
  • Electrical: panel labeling, outlets, GFCI and AFCI protection
  • Plumbing: leaks, water pressure, drains, water heater install
  • AC: airflow, condensate drain, thermostat
  • Windows and doors: operation, seals, hardware
  • Interior and exterior finish defects
  • Grading and drainage around the house

A punch list the builder can act on

Every item comes with a photo and its location, so your builder’s team can find it and fix it. One of our clients used our report as a punch list on a new three-story townhome and had the builder fix issues before closing.

A new panel

New construction inspection: common questions

It depends on what you want covered. Book phase inspections, such as pre-drywall, while the walls are still open. Book the final inspection a few days before your walkthrough so the builder has time to make repairs before you close. Many owners also book a post-construction check before their builder warranty runs out.

Most do; check your contract and ask your builder’s representative to schedule access.

The warranty covers what gets reported. An inspection finds what to report while the builder is still on site.
