What a Miami home inspection covers

A home inspection is a visual check of the house’s major systems, done to the Florida standards of practice for licensed home inspectors. For a home inspection in Miami, we look at everything a buyer can’t see on a showing:

  • Roof covering, flashing, gutters and the roof’s visible age
  • Attic: roof decking, insulation, ventilation, AC ducts and roof-to-wall straps
  • Exterior walls, stucco, windows, doors, grading and drainage
  • Electrical panel, breakers, wiring, outlets, GFCI protection
  • Plumbing: supply and drain lines, water heater, fixtures, shut-offs, leaks
  • Air conditioning: air handler, condenser, drain lines and airflow
  • Kitchen appliances that stay with the house
  • Interior: floors, walls, ceilings, stairs, signs of water intrusion
  • Visible wood damage and signs of termites

Why buyers here call us

South Florida houses fail in their own ways: tile roofs that crack in the valleys, AC condensate lines that back up into ceilings, drywood termites in door frames, slow leaks under sinks that soften cabinet floors. We know where to look because we have inspected homes from Palm Beach to Key West for more than 8 years.

You get the same inspector from the walk-through to the last question. Real estate agents and lenders send their clients to us because the report is detailed, it comes fast, and we explain it.

Your report, within 24 hours

The report arrives by email within 24 hours, often the same evening. Every finding has a photo, a short explanation in plain English and a recommendation: repair, have a specialist evaluate, or monitor. Use it to negotiate repairs or credits, plan your budget, or walk away from the wrong house, as one of our clients did.

Save a trip: bundle your insurance inspections

Most Florida insurers ask for a 4-point inspection on older homes, and a wind mitigation report can lower the windstorm part of your premium. We can do both on the same visit as your home inspection, so you have the forms before closing.

Home inspection: common questions

It depends on the size and age of the house. Plan on a few hours for a typical single-family home; larger or older homes take longer. We don’t rush, and we’ll tell you how long to expect when you book.

The fee depends on the home’s size, age and type, and on whether you add a 4-point or wind mitigation. Call or text (786) 376-4358 with the address and square footage for a quote.

Yes. For condos the inspection covers the unit itself: electrical, plumbing, AC, appliances, windows and interior. Common areas and the building structure belong to the association.

Please do, especially for the last part. Your inspector will walk you through the findings and answer questions on the spot.

Visible wood damage and signs of termites go in the report with photos. A WDO report for your lender must come from a licensed pest-control company.
