What a 4-point inspection is

A 4-point inspection is a short, focused inspection of the four systems insurers worry about most in an older home: the roof, the electrical system, the plumbing and the heating and air conditioning. Many Florida insurers ask for one before they will write or renew a policy on an older house; the age that triggers it depends on the insurer.

The four points we check

  • Roof: covering type, age, visible condition, signs of leaks
  • Electrical: panel and breakers, wiring type, signs of overheating or hazards
  • Plumbing: supply and drain piping, water heater, fixtures and visible leaks
  • HVAC: system age, condition and whether it’s working

Why a 4-point inspection in Miami matters

A problem on a 4-point can mean an insurer declines the policy or asks for repairs first. Finding out early gives you time to fix it or to negotiate with the seller. We photograph each item so the underwriter has what they need, and we’ll explain anything that might be flagged.

Buying? Do it with the home inspection

If you’re buying, we can complete the 4-point on the same visit as your full home inspection, along with a wind mitigation report, so your agent and insurer have the forms well before closing.

Plumbing and electrical, up close

Two of the four points. Leaks and overheating breakers are what insurers look for first.

A leaking sink drain under a kitchen cabinet
Plumbing: an active leak under the kitchen sink.
An open residential electrical panel with breakers and wiring
Electrical: the panel, breakers and wiring type.

4-point inspection: common questions

Usually owners or buyers of older homes whose insurer requests one. Ask your insurance agent; they’ll tell you if it’s required and which form they accept.

No. A 4-point covers four systems for an insurer. A home inspection covers the whole house for you as the buyer. Many buyers get both on the same visit.

Within 24 hours of the inspection, by email, with photos.

We’ll tell you on site. You can repair it and have it re-checked, or talk to your insurer about options.
